SALVATORE CAVALIERI'S BIOGRAPHY

Before sharing my achievements, experiences, and material successes in the real estate field, I

would sincerely like to open up a little about my personal life. I want you to know that, just like

many of you, I started from scratch in this real estate world.


Behind every success, there are many years of work, pain, disappointments, and mistakes. I don't

want to impress you with material things; my motivation is to help you make the path to success

easier, avoiding the mistakes I made.


This is essential to understand why I am passionately motivated to help others. Thank you for

When my wife and I embarked on our life journey together in 2001, we knew little about where

it would lead us – a path filled with challenges, successes, and an unwavering passion for the real

estate sector.


In those early days of our marriage, my wife's demanding corporate job required extensive travel.

The year 2001 was the backdrop to the tragic terrorist attack on September 11th the same year.

So, I feared for her safety on every flight, and as a husband, I felt an overwhelming need to

protect her.


After a heartfelt conversation together, we reached a decision that would change our lives: my

wife would say goodbye to her corporate job permanently. Real estate had always held a special

place in our hearts, so I suggested she get her real estate license and explore the world of

property investments for rental.


I had delved deeply into the subject, and my research convinced me that this was our opportunity

for financial freedom and the ability to build a stable future for the family we hoped to create.

Our excitement was palpable; it was the dawn of a new chapter in our lives promising adventure

and fulfillment.


Nearly a year later, we seized the opportunity to acquire our first rental property in a lovely

location in Fort Lauderdale, Florida, at an attractively low price. It was a 21-unit corner building,

which we named Sevilla Palace at Victoria Park.


Little did we know that the reason for this real estate bargain was a nightmare tenant situation

waiting for us. Our days after the purchase were filled with threats, intimidation, and witnessing

a disturbing array of illegal activities: prostitution, drug use, and violence, all happening right

before our eyes on our property.


Each day seemed fraught with danger, and our fear for our safety intensified with each passing

moment. Determined to regain control, I resolved to evict all the troublesome tenants and breathe

new life into the property.


However, convincing the problematic tenants to leave peacefully proved to be an uphill battle as

they resisted and even threatened us further. It was a disheartening situation, but I devised a plan.

I decided to make it less attractive to live on our property and hinder their illegal business on our

premises. So, I hired an armed security guard who checked the identity of everyone entering the

building.


Predictably, the rowdy tenants were not thrilled with this development and initially expressed

their displeasure and more threats. Eventually, they requested the return of their deposits and

chose to vacate.


It was a moment of revelation; we had successfully rid ourselves of the troublesome tenants!

With renewed determination and confidence, we invested our time and effort into cleaning,

repairing, and improving the aesthetic appeal of the property for potential tenants.


We listed it for rent at a slightly higher price, and to our joy, every applicant who walked through

those doors fell in love with it. In less than 30 days, all the units were occupied. It was a

remarkable transformation, and the property was once again full of life and potential.


However, our journey was far from smooth. City authorities visited us frequently, piling up fines

and violations, and increasing our taxes. To add to our woes, one of the former tenants, who had

left earlier, initiated legal action against us with the help of a free tenant attorney.


To our immense frustration, the tenant emerged victorious on a technicality of incorrect dates,

forcing us to refund their deposit. It was a blow, and my wife felt helpless, even falling ill, and

our financial struggles were relentless.


Although the building had improved in its income, we had to tighten our belts, cutting even our

most basic needs, including food. This experience taught us a vital lesson: the supreme

importance of choosing exceptional tenants.


Tenants are the key to success or failure, the right tenant determines the fate of our investments,

our time, and even our well-being.


Just a few months after the transformation of the property and with better tenants in place, an

unexpected twist occurred. Someone approached us, insisting on buying our property for three

times what we had initially paid.


Initially, the idea of selling didn't cross our minds, but the persistent buyer finally convinced us.

We sold the property for over three times our initial investment and reinvested the proceeds.


Now, almost 25 years later, we stand out as veterans in the real estate world. Our journey has not

only provided us with invaluable experience but has also allowed us to help our clients create

more value in their own real estate investments.


We started a family, with our two children arriving eight years after our wedding. My wife could

stay at home and take care of them, thanks to our successful real estate ventures. We learned to

live frugally, focusing on investing in meaningful experiences and cultivating strong personal

and business relationships.


Our journey through the world of real estate has been characterized by passion, resilience, and

unwavering determination. It is a testament to the incredible opportunities that can arise from

adversity and the infinite possibilities that present themselves when you follow your heart and

believe in your dreams.

Some of my successes as a real estate asset manager in Central Florida include the privilege of

closing over $600 million in real estate sales to both domestic and international buyers since

2001.


One of my main strengths is historical analysis of postal codes using internally developed

software, which helps investors make the best decisions on where to buy or when to sell. This

informational edge has generated millions in cash flow for my investors, achieving returns of

over 20% per year. Results may vary in each investment, and investments are always long-term.

Zero cases of tenant rent defaults since 2005.


Furthermore, I have carried out housing construction projects for our investors, with an

impressive 15% return in 12 months. In the multifamily sector, I have bought and renovated

properties for investors, resulting in returns of over 20% in just 12 months.

Beyond the numbers, I have provided invaluable guidance to investors in using buying or selling

strategies such as the 1031 Exchange, asset protection, and even navigating the EB5 immigration

visa investment process.


Notably, there has been a decrease in Federal tax payments using tax tools such as Depreciation,

Accelerated Depreciation, Bonus Depreciation, Cost Segregations, and others.

Dedication to excellence in real estate investment has been crucial in achieving these

accomplishments, where the relationship between the investor and our team is very strong, so we

choose who we work with.
